ADVISER TO SHAREHOLDER'S FAMILY TRUST

FAMILY TRUST.png

Grand Avenue Capital was engaged by the shareholders of a business to facilitate re-investment of proceeds from the sale of real estate owned by the shareholder and leased to his company.

In two separate transactions not managed by Grand Avenue Capital, the business owner sold his company as well as real estate that his family trust owned and leased to his company. The family trust engaged Grand Avenue to seek out Section 1031 exchange opportunities for the real estate that was sold. Grand Avenue specifically investigated Delaware Statutory Trust (DST) opportunities from industry leaders Inland Investment Corporation, Passco Companies, Cantor Fitzgerald, Exchange Right, Capital Square and others. Investment positions in multiple DSTs were examined and purchased with Grand Avenue's assistance.

Delaware Statutory Trust 1031 Exchanges provide real estate investment owners with a unique and flexible solution to defer capital gains tax while eliminating active management.

Grand Avenue Capital engaged a leading 1031 exchange accommodator, negotiated the transactions between the DST sponsors on behalf of the shareholders, and closed five separate DST acquisitions to spread the investment risk on behalf of the shareholder's family trust.
